Arbutus Park Manor opened in Johnstown, Pa, in 1973 followed by twelve independent living

cottages. Proving there was a great demand for senior nursing care in the Johnstown community,

additional single and duplex cottages, and quad townhouses have since been built. Recent trends

indicate that the demand continues for the living choices that the Arbutus Park Retirement

Community has to offer.

 

Fast-forward to 2014. Arbutus purchased land at the back of the Parker Woods Development and

is slated to start building what will become known as “Arbutus at Parker Ridge.” DB Homes

will be the home builder of this project. This project offers modestly priced homes and a lifestyle

that most retirees may not have been able to otherwise attain.

 

Builders and developers have had to update their concept of retirement communities. The

consumers are not necessarily all about the home but more about a “lifestyle”. These so called

“Retirement Communities” are now frequently established in outlying suburban areas or within

master-planned communities. They are close to job centers, shopping, activity centers, and

biking/walking trails or fitness centers. Many factors draw potential residents to these types of

developments including wanting to be closer to their kids and grandchildren, or moving back to

be closer to family. Residents like the idea of being in a neighborhood where people are their

own age. The residents of Arbutus at Parker Ridge can also enjoy many extended benefits of

the Manor. They may order meals (delivered hot and fresh right to their door); they may utilize

Arbutus transportation services and join other activities such as chapel services, exercise or craft

classes, and shopping or mall trips. There is even a monthly dinner for cottagers to get together

and catch up on neighborhood happenings. Residents want their own home but without all the

maintenance and upkeep. Residents pay a Monthly Services Fee that covers all interior and

exterior home maintenance, so residents never have to cut grass or shovel snow, trim shrubbery,

install screens, or rake leaves. This Fee also includes weekly garbage and bi-weekly recycling

services.

 

When you think 62-plus, you are probably thinking limited options with outdated decor.

Instead, homes in Arbutus at Parker Ridge typically have 2 bedrooms with the option of a

third bedroom/study, with up to 1,500 square feet of space, much of it devoted to kitchens and

living space. Potential residents have many options to choose from to finish the home the way

they want. Each home offers a two car garage with lush green spaces. Houses are designed with

minimal hallways to maximize space and elevated 8 foot ceilings throughout. In the kitchen,

none of the cabinets are higher than 7 feet 6 inches for ease of reach, and the island is far enough

away from the cabinetry to allow free movement through and around this area. Doors are 36

inches wide in the master bedroom and bath as well as in the main bath. We have relied on

focus groups and experiences from other Arbutus residents to design and develop these house

plans. We have put a lot of thought into the potential needs of seniors in the home design. As

residents move to retirement communities and age, they may or may not continue to be as active

as they were when they first moved in. One of the most important benefits of independent living

 

at Arbutus Park is the security of knowing that they are a continuing care community. If your

health declines or if you have an accident, or ever need more care, you will receive preferential

admission to Arbutus’ Personal Care or Skilled Nursing, Short-Term Rehabilitation or Dementia

care. You are not alone at Arbutus. You are part of our community, and they will do all they can

to help you receive the care you need.

 

Last week more than 30 potential customers attended an informational meeting at Arbutus Park

to get in on the “ground floor” of this development. This project will be rolled out in 3 phases.

Phase I of this development will include 11 lots that will hold ranch homes ranging in size from

1,200-1,500 square feet, including a model home set to open in early December for potential

residents to tour. Starting October 15th, Arbutus will begin accepting Lot Reservation Deposits.

Then from October 15th through March 15th, the home selection process will occur. Residents

will work with Arbutus and DB Homes to choose a lot, house plans, and finishes. March 15th

will be the first available date to order your home with DB Homes. For more information
